Lake Forest Apartments in Westerville offers a variety of one and two-bedroom apartment floor plans.

Lake Forest Apartments offers flexible leases from 1 to 16 months, including month-to-month options.

Lease terms are subject to change without notice.

Applicants need a government-issued photo ID and proof of income (recent pay stubs or bank statements) for electronic verification.
Yes, one guarantor may be considered for applicants who do not meet income requirements. The guarantor must have gross monthly income at least 4 times the rent.
No minimum credit score is required. Approval is based on income, debt-to-income ratio, credit history, and background verification.
Yes, provide a 30-day written notice and pay a lease termination fee equal to two months’ rent. Any lease concessions must be repaid.
All leases are electronic and signed via Blue Moon DocuSign links. Paper leases are no longer used.

Rent, Payments & Fees

Rent is paid online through the resident portal via the BILT platform. Payments earn BILT reward points redeemable for travel or rent credits.
Yes, a 10% late fee applies on the 7th of the month for unpaid rent.
Yes, both WIPS and BILT payments are accepted. Autopay can be set up through the BILT portal.
Security deposits are based on your signed lease. Details are provided prior to move-in.

Utilities & Monthly Charges

Residents pay water, sewer, electricity, trash, valet trash (if applicable), and pest control. Electricity is paid directly to AEP.

To select your perfect home: check availability, select your desired move-in date and preferred lease term, then select view details to view monthly fees.

Residents submit proof of insurance through the community’s partner, Get Covered.
Residents set up electricity accounts directly with AEP at 1-800-672-2231.

Pet Policy

Yes, Lake Forest Apartments is pet-friendly. Dogs and cats are allowed. Limit of 2 pets per household. There is no weight limit. The following breeds are generally prohibited:

  • Akita
  • American Staffordshire Terrier/Bull Terrier (aka Pit Bull)
  • Presa Canario
  • Chow Chow
  • Doberman Pinscher
  • German Shepherd
  • Great Dane
  • All Husky & Malamute breeds
  • Rottweiler
  • Wolf/Restricted breed mix

Service animals are generally exempt regardless of breed. Management must approve all animals. Lease holders and applicable occupants are required to complete a Pet Screening Profile.

One-time Pet Fee: $250 for 1 pet / $350 for 2 pets. Monthly Pet Rent: $35 for 1 pet / $50 for 2 pets. Fees are non-refundable. See our pet friendly page for more details.

Lake Forest offers access to pet-friendly areas within the community. Management approval is required for all pets.

Amenities & Community Features

Amenities include Fitness 19 gym membership, swimming pool, clubhouse, and community green spaces. No extra amenity fee is charged.

Yes, units include in-unit washers and dryers.
Yes, the clubhouse and other spaces may be reserved by contacting the office.

Renovations vary by unit. Floor plans and updates are listed on the Lake Forest floor plans page.

Residents receive a complimentary Fitness 19 gym membership with full access.

Parking

Private garages are $85/month (waitlist may apply). Additional parking is available for residents and guests.

Move-Out & Lease Renewal

Residents must provide a 30-day written notice for early lease termination. Standard move-out follows the lease end date.

Renewal offers are emailed ~75 days before lease expiration and appear in the resident portal. Multiple lease term options are available.

After the lease ends, residents may switch to month-to-month with prorated rent and additional MTM fee.

Lake Forest Apartments community is located at 4800 Lake Forest Blvd, Westerville, OH 43081, about 12 miles from downtown Columbus, near Easton Town Center.

Guests can enter via the community gate using the resident directory code. Residents must unlock the gate.
